The Situation
Three buildings, one opportunity
Acre Road comprises three buildings with extensive, largely uninterrupted roof space. M7 asked TI to assess the full site’s solar potential before committing capital to any one building.
Our Approach
Roof by roof, not roof in general
TI modelled the array across all three roofs individually — sized to real panel and inverter specifications, and matched to the site’s own consumption data before pricing.

How It's Funded
A proposed structure that doesn't touch the building's own capital
The roof is leased to a dedicated solar vehicle at peppercorn rent; that vehicle owns, funds and sells the power — kept off the building’s balance sheet.

Building SPV leases the roof and PV installation rights to the Solar SPV for peppercorn rent.
2 — PV Lease / Energy Services Agreement
Solar SPV installs and owns the system, and sells the power to the tenant — worth c. £100K a year, or billed on a £/kWh basis.
