The Situation
A roof worth building on
Before pricing a solar array, M7 needed to know the roof itself could carry it — not just that the site had space.
Our Approach
Drone above, boots on the roof
TI paired an aerial drone survey of the roofscape with a physical walk-through of both roof areas, photographing conditions as they went.
Part of our portfolio strategy for M7 Real Estate. Marignane and Acre Road in the UK are the two assets we examined up close.
Solar Array Design
3,445 panels, one roof
The full array fits within the available roof area, subject to detailed design and a structural assessment.

Roof Condition
Good condition, no remedial works required
Both roof areas were assessed by drone externally and walked internally. The structure is sound and supports progressing straight to detailed design.
Roof Area 1 — Existing Flat Felt Roof
No deterioration, membrane failure or ponding observed. No structural concerns.
Membrane & upstand detail
Close inspection confirmed sound condition — no immediate remedial works required.
Roof Area 2 — New Roof Section
Access infrastructure already in place; flat design with skylight assemblies.
Structure, inspected from inside
No water ingress, staining or movement — nothing prevents solar PV progressing.
The Numbers
Low vs. high consumption scenario
Actual consumption data wasn’t yet available, so TI modelled both ends of a realistic range — Both scenarios return 7–10%; the more of the power the tenant uses, the higher the return.
